Tranchi AI is Tranchi AI LLC, at tranchi.ai. Crunchbase lists it as an AI platform that sources, analyses, and supports real estate investment deals, with founders Deeb Ghezlan and Marc Anthony Munoz. Company pages also refer to a third partner, Yazan, and say the founders collectively own more than 279 properties and that the product uses 44 AI agents. Those last two figures are the company's own. They are not an audit.

What the April 2026 announcement said

On 17 April 2026, a PR Newswire release from San Diego described updated tools for rental sourcing, analysis, and transaction prep. The company said internal testing had the model propose deal structures and a seller email without a person typing the first draft. In that test story, the system looked for rentals with low cash in, including distressed and government-seized properties, used outside data such as local crime statistics in its pricing view, and drafted an example offer around $120,000 with seller credits. Read that as a vendor case, not a result you can repeat in your market.

The same release is clear on control. Users review and approve offers, terms, and messages. The software is not an autonomous buyer. Munoz Ghezlan materials add a financing angle: screen income-producing and off-market rentals against DSCR-style loan expectations before a contract. A lender still underwrites. An app screen is not an approval.

What it does not remove

  • Comps, condition, title, insurance, and local law still sit with the investor and their professionals.
  • An AI-drafted email to a seller can create agency and fair-housing problems if a person does not read it. Some states restrict who may negotiate a purchase.
  • Crime statistics used as a pricing input can encode bias. If you use them, you need a reason you can explain.
  • Nothing here is financial, legal, or tax advice. Most leveraged property bets can lose money.

If you market real estate

Investor brands love a line about deals that appear while you sleep. That line is a headline, not a disclosure. If you write for a brokerage or a lender, do not publish an AI offer number as if a human underwrote it. Name the source, date the claim, and keep the approval step in the sentence. Campaign pages, emails, and explainers still belong in a workspace with a reviewer: AI Writer for the draft, AI Workflows if the same disclaimer has to land on five assets.

Frequently asked questions

Does Tranchi AI buy the property for you?

The company's April 2026 release says no. It prepares analysis and drafts. A person approves the offer before anything is sent or signed.

Is the $120,000 example a live deal?

It was a sample in the company's testing story. Do not treat it as a listing, a return, or a price that exists in your city.

The short version

Tranchi AI helps investors look for rental deals and draft the next step. You still approve, and you still owe the boring checks. For the marketing around a property brand, try Content24 free.
